Project Description
New Build Construction of single and two storey Sheltered Housing Accommodation. This included 33nr flats and 9nr single bungalows. The project comprised of:
- 24nr single bedroom and 9nr double bedroom homes within the Sheltered Housing Block including a lounge, kitchen area and accessible WC/shower area.
- Lifts serving the two storey Sheltered Housing Block.
- Scooter store.
- Communal lounge room with kitchen/tea prep area.
- 9nr bungalows specially designed to suit the requirements of older residents and wheelchair users.
- External areas including residential car park space, electric vehicle charging points, communal garden seated area, drying area and bin stores.
- PV Panels located on the roof area of both the Sheltered Housing Block and Bungalow buildings.All these works were carried out adjacent to a live residential area therefore extensive health and safety requirements and working methodology had to be implemented throughout the entire construction period.
Our Role / Scope
Full Quantity Surveying / Cost Management Service including Cost Plans & Cost Checks, involvement in cost reviews, market cost checks and commentary on best value, procurement discussions, programming and phasing, preparing Infrastructure Bills of Quantities and a number of Trade Packages, checking Infrastructure Tenderer and Reporting on Offers. Advising on early Value Engineering & Managing the Change Control Process. Full Post Contract Services of Monthly Cost Reports, Valuations and agreeing the Final Account with the Contractor.
Benefits to Client
- Quantity Surveying services including valuing works on site to certify contractor payments, cost management of change control and issue of monthly cost reports, report on Estimated Final Account and cashflow.
- Management of Extension of Time claims due to a start on site date alteration, resequencing works, Contract Instructions, issues raised due to COVID-19 global pandemic. The Loss and Expenses associated with these issues were reviewed and agreed at significantly less than the initial claims.
- Reviewing change control and Contract Instructions with the Contract Administrator prior to formal issue to assess validity and advise the Client on the cost implication and risks associated with change.
- Attending Client progress meetings and Contractor commercial meetings to provide the Client with contract and cost updates and agree change with the Contractor.
