Project Description
New build accommodation comprising 30 ensuite bedrooms with associated lounges, a library, a boardroom, a separate accessible bathroom and storage facilities housed in a two storey wing which is separate from the supporting accommodation which includes the main reception area, office and support accommodation, a laundry facility, a six work station kitchen with a children’s play area, main plant room and a comms room. The building form allows a series of semi-enclosed courtyards which are landscaped forming a private garden and a car park. High quality finishes throughout. The project also included the full FF&E fit-out to provide a turn-key facility.
Our Role / Scope
Pre-Contract: Cost planning, options costing, value engineering, tender documentation preparation including preparing full bills of quantities for the 2nd Stage tender, Report on Offers and Contract preparation. Principal Designer role Pre-Contract including preparation of the PCI.
Post-Contract: Employer’s Agent responsible for managing the works on site, chairing progress and Client meetings, managing the programme and issuing Instructions for variations. Quantity surveying duties including monthly valuations and cost reports and agreeing variations and the Final Account. Principal designer role Post Contract including preparing the Health & Safety File.
Benefits To Client
- Value Management/Value Engineering: The Client’s brief was clear in respect of the quality levels required for both the external building fabric and the level of finishes within the building. This had to be fully understood from the outset to allow accurate budgets to be set. We worked closely with the Client and design team to ensure we fully understood the brief and included appropriate allowances within our initial cost plans. This helped the Client understand exactly where the costs lay in respect of the various building elements and allowed informed decisions to be made during the required value engineering.
- Programme: The building had to be completed in time for the new Children’s Hospital opening in June 2015 so the families could move at the same time as their children. The Contractor was engaged through a two-stage procurement approach six months prior to starting on site to ensure they fully understood the project and were able to contribute to the final design and increase buildability.
