Project Description
Refurbishment and redevelopment of a 2005 landmark office building situated in Glasgow’s City Centre, arranged over basement, ground and 9 upper levels. Works are being carried out in a ‘live’ environment with existing occupiers initially on ground, 1st, 2nd, 8th & 9th floor levels.
Phase 1 works include carrying out CAT A fit out works to unoccupied floors replacing raised access flooring, new suspended ceilings including new lighting; new M&E installations; new WCs; refurbishment of landlords core areas; extension and refurbishment of existing reception including introduction of feature ‘box’; creation of shower, changing and WC facilities in basement level; phased installation of 3 Nr lifts; replacement of external cladding. The occupier in 1st and 2nd floor levels vacated during the currency of the works and Phase 1A CAT A fit-out works were undertaken partly concurrently with Phase 1 works.
Our Role / Scope
Pre-Contract:
Involved through the feasibility stage to pre-contract stages. Responsible for assisting the Client and leading / managing the design team ensuring the design stages were completed within the deadlines within the master programme. Our role required the preparation and issue of tender documents along with tender reviews and a recommendation for Contractor appointment.
Post-Contract:
Works comprised weekly site visits to review progress, chairing monthly progress meetings, managing a change control process including agreeing costs with the contractor prior to issuing any variations to the contract and certifying payments to the contractor. Works have now completed on site. Liaison is ongoing with potential occupiers.
